START WITHOUT A COMMITMENT

A clear quote.
A useful first step.

Tell us about the property. We’ll review suitability, discuss the setup and prepare a tailored management quote.

Free suitability review · Initial setup guidance · No-obligation quote

Furnishings, equipment, photography and project work are budgeted separately. No work is committed without agreement.

THE DETAIL, WHEN YOU NEED IT

Before you begin.

What management percentage do you charge?

The percentage depends on the property, location and project scope. We explain the proposed fee, how it is calculated and which costs sit outside it before you commit.

Who pays for furnishing, photography and setup?

The owner funds the agreed furniture, equipment, photography and setup. CL Stays provides guidance and coordinates the preparation included in the agreed scope. We establish the specification and budget before purchases or project work are committed.

Can you work with my existing furniture?

Yes, where it suits the property and intended guests. We assess what can stay and what may need improving. The plan can range from a refresh to a fuller setup, with the scope and costs agreed together.

What do you manage after launch?

Depending on the agreed scope, we coordinate listings, booking enquiries, pricing reviews, guest communication, arrivals, changeovers and property care. Reporting, maintenance responsibilities and approval limits are set out in the management agreement.

Is my accommodation income guaranteed?

No. Income depends on bookings, rates and operating costs. You receive revenue after the agreed fee and expenses. Any estimates rely on assumptions and are not a promise of occupancy or returns.

Is the initial review really free?

The initial suitability review, quote and setup guidance are free and do not oblige you to proceed. Furnishing, equipment, photography and any agreed project work are separate costs. The management scope, fee and budgets are confirmed before commitments.
