01 / ASSESS THE PROPERTY

Start with
the right fit.

We look at the property as a place to stay and an operation to run.

  • Review the location, layout, condition and access.
  • Consider likely guest demand and the intended accommodation use.
  • Identify setup needs, timing and questions to resolve.

Every property is assessed individually.

02 / AGREE THE LEASE

Put the lease
in writing.

Set out the rent, permitted use and responsibilities before handover.

  • Agree rent, term, payment dates and end-of-term arrangements.
  • Confirm the right to lease and any lender, freeholder or superior landlord consents.
  • Address planning, licensing and insurance for the intended use, where applicable.
  • Record setup, bills, repairs, approval limits and handback expectations.
  • Agree who arranges the required safety checks and records.

The agreement records responsibilities alongside applicable legal duties.

03 / HANDOVER · FURNISH · EQUIP

Turn the property
into a place to stay.

A clear handover first. Then the furnishing, staging and equipment in the agreed setup plan.

  • Record the inventory, condition, keys, meter readings and start date.
  • Plan furniture, lighting and styling around the layout and guest needs.
  • Coordinate the agreed appliances, including cooking, refrigeration and laundry equipment where specified.
  • Add kitchen essentials, linen and practical equipment.
  • Prepare arrival information and check the setup before launch.

Specification, cost, ownership and end-of-term arrangements are agreed before setup.

04 / HOST · OPERATE · CARE

Run the day-to-day
stays.

One operating partner for bookings, guest communication and the everyday details.

  • Manage listings, booking enquiries and guest messages.
  • Coordinate check-in information, house rules and departures.
  • Arrange cleaning, linen and changeovers within the agreed scope.
  • Check the property, report issues and coordinate agreed maintenance.

Property care follows the scope and approval limits set out in the agreement.

WHAT COULD WORK?

One home.
Or several.

We consider houses, apartments and multiple units across South London, Bromley, Kent and selected South East locations. Furnished or unfurnished, available now or coming soon.

Location, condition, intended use and the proposed terms all matter.

THE DETAIL, WHEN YOU NEED IT

Before we agree.

How is this different from property management?

With a lease, CL Stays pays the contractual rent set out in the agreement. With management, you receive booking revenue less agreed fees and costs, so your income varies. We can discuss which model suits the property and your goals.

Will you furnish and equip the property?

Where included in the agreed setup plan, we coordinate furnishing, staging, appliances and essentials. The specification, cost, ownership and end-of-term arrangements are recorded before work begins.

Who pays for utilities, maintenance and repairs?

Costs and repair responsibilities are recorded in the agreement, subject to applicable legal duties. The lease also sets approval limits and how issues are reported.

Does agreed rent mean there is no risk?

No. Rent is a contractual obligation, subject to the signed agreement and CL Stays’ ability to pay. It is not a government-backed or automatically insurance-backed guarantee.

What permissions and safety arrangements are needed?

The intended accommodation use is discussed openly. The right to lease, relevant lender, freeholder or superior landlord consents, suitable insurance and any planning or licensing requirements need to be addressed for the property. We agree who arranges the required safety checks and records; a lease does not remove applicable legal duties.

What happens at the end of the lease?

Notice, access, contents, condition and handback expectations are agreed in the lease. The starting inventory and condition record provide the reference for the return.

Can an estate agent or developer introduce a property?

Yes. We welcome individual properties, portfolios and developments. Roles, fees and ongoing involvement are discussed with the relevant parties before proceeding.
