Management or a lease: which conversation should you have?

A practical way to compare control, income and responsibility.

CL Stays editorial · 1 November 2026

Start with the outcome you want

If you want a predictable rental commitment, a lease may be the right starting point. If you prefer to retain the benefit — and variability — of booking income, management may suit you better. The decision starts with your priorities, not a headline nightly rate.

Compare the net position

For management, look at the management fee, booking costs, cleaning, utilities, repairs, setup and periods without bookings. For a lease, look at rent, payment terms, responsibilities and the operator’s financial standing. Compare like with like.

Read the responsibilities

Furnishing, property maintenance, damage, permissions, reporting and handback arrangements all deserve attention. Ask for a clear written scope rather than assuming that “fully managed” means every cost is included.

Have a property-specific conversation

The location, layout, condition and permitted use shape what is feasible. CL Stays can discuss management, leasing or an acquisition without starting from a one-size-fits-all promise.
